Calgary's Next Housing Supply Story Is Moving From Volume to Timing

Calgary recorded 4,572 market homes with development permit approval in the first quarter of 2026 and 4,821 market homes with building permit approval. Those totals were down 29 per cent and 38 per cent respectively from the previous quarter, and down 15 per cent and 13 per cent from the same quarter a year earlier. The City noted that approvals remain above earlier annual baselines even as the first-quarter pace cooled.

Permit totals are an early supply signal, not a count of finished homes. A slower approval quarter can matter differently across the city depending on the mix of apartments, ground-oriented housing and new communities already moving through construction. The useful question for a Calgary search is where future choice may appear, how long it may take to arrive, and whether nearby resale homes will be competing with it by the time a household is ready to move.
