Beltline real estate market

A small price lift beside a large choice of apartments

The month in focus

The Beltline apartment benchmark edged up 0.51% in August to $315,400. At the same time, reported apartment sales fell from 34 in July to 24, while active listings barely moved: 269 became 270. The price line alone leaves out much of the month.

Average selling time increased from 58 to 69 days. That measure describes the homes that sold, not how long every apartment still on the market has been waiting. It is a useful part of the activity picture without being a countdown for the remaining listings.

The year-over-year apartment benchmark was down 9.5%. A small monthly gain and a substantial annual decline can coexist. They answer different questions, and neither needs to be hidden to make the other sound more dramatic.

The row category recorded only one sale in August, while several other cells were unreported. Missing figures remain blank here rather than becoming zero. The apartment series is the substantive comparison on this page; it should not be generalized to every property format in the Beltline.

About the figures and comparisons

Benchmark prices describe a modelled typical home for a property type and area. They are not average sale prices, individual valuations or proof that every home changed by the same amount. Monthly and annual changes use different comparison periods.

Movers are ranked only within the communities in this report set, separately by home type. At least five reported sales in each of July and August are required, and the reported monthly change must agree with the two benchmark values within 0.15 percentage points. This is a screening rule, not statistical significance or evidence that particular transactions caused a price change. Equal changes share the same substantive position; names break display ties.

Sales cover the reporting month; active listings describe available inventory in the report. Average days describes completed sales, not the age of all active listings. Selling-time cells below five sales are withheld. A dash means unreported or withheld, never zero. The collection covers 194 communities and is not a complete census of Calgary transactions. Figures can be revised. Original analysis is general market commentary, not advice.
