In the City's latest reporting period, developed-area applications for single, semi-detached and duplex homes averaged 70 days, with 81 per cent decided inside the 90-day target. That is 20 days ahead of the City's stated target. Multi-disciplinary development permits averaged 109 days against a 120-day target, a reminder that Calgary's pipeline does not move at one speed.

A permit is not a house

Calgary can approve an application in 70 days and still be months, or years, from someone moving in. Conditions, detailed design, financing, building permits, construction and a developer's own timing all come next. Faster approvals matter because they shorten one part of that path. They should not be mistaken for instant new supply.

The part that matters is increasingly hyperlocal

A duplex approval next door, a rowhome proposal down the street and a larger project a few blocks away can matter more to one homeowner than Calgary's citywide average. Buyers should ask what is moving through the development path near the streets they are considering. Sellers should understand what a changing block may mean for the buyer conversation around their home.

Supply arrives in layers, not all at once

A development decision is one layer of the supply story. It can be followed by conditions, building permits, construction and, eventually, an occupied home. That is why the useful question is not whether Calgary has one big supply number.
